The prices of lease on a deposit basis are high mainly in school districts in Gyeonggi Province
The price of lease on a deposit basis in Seoul has been high for 52 consecutive weeks. This is because demand for leases has been concentrated in the station area, large complexes, and preference complexes ahead of the spring moving season amid a shortage of lease sales since last year.
According to data from the Korea Real Estate Agency on the 7th, jeonse prices of apartments in Seoul rose 0.13% from the previous week.
By region, Seongdong-gu rose the most with 0.45%. Popular complexes in Oksu and Haengdang-dong drove the price increase. Nowon-gu was followed by 0.24% in Nowon-gu, 0.22% in Seocho-gu, and 0.21% in Seongbuk-gu.
There is also a continuing shortage of items for sale. As of the 6th, there were 21,221 jeonse sales in Seoul (real estate big data company Asyl), down 27.3% from a year ago.
By autonomous district, Seongbuk-gu (-89.6%) had the largest decline. Gwanak-gu (-74%), Dongdaemun-gu (-69.9%), Gwangjin-gu (-68.5%), Eunpyeong-gu (-64.8%), Gwangjin-gu (-62.2%), Nowon-gu (-62.2%), Jungnang-gu (-62.0%), and Gangbuk-gu (-61%) also showed significant declines.
The rise in jeonse prices is also spreading to major school districts in Gyeonggi Province, including Anyang Pyeongchon.
Jeonse prices in Suji-gu, Yongin, which has excellent access to Seoul, have also risen. Seongnam Jungwon-gu, Yongin Suji-gu, and Anyang Dongan-gu are the places where jeonse prices have risen a lot in Gyeonggi Province.
In Jungwon-gu, Seongnam, jeonse prices rose 0.31% mainly in Jungang and Sangdaewon-dong. Suji-gu, Yongin, which is classified as a Pangyo living area due to its good access to Gangnam, saw its jeonse price rise 0.28% compared to the previous week.
During the same period, charter prices in Dongan-gu, Anyang rose 0.26% from the previous week. It seems to be due to the concentration of demand for school districts ahead of the new semester. Pyeongchon Academy is considered the largest academy district in the southern part of Gyeonggi Province.
The 158㎡ of Magnolia Complex 7, which is close to Pyeongchon Academy Street, was signed with a deposit of KRW 1.15 billion in December last year, recording a reported price.
